Short answer: in 2026/27, no transfer duty is payable on a property costing up to R1,210,000. Above that, the duty starts at 3% of the amount over R1,210,000 and rises in steps to 13%. A R2 million home attracts about R33,786 in transfer duty. The buyer pays it, usually through the conveyancer, within six months of buying (SARS transfer duty rates; SARS transfer duty).

General information, not legal or tax advice. Your conveyancer calculates the final duty and transfer costs. Special rules apply to some transactions, such as purchases through companies and trusts, or exemptions.

Transfer duty at common prices

Calculated with the table above:

Purchase price Transfer duty
R1,000,000 R0
R1,500,000 R8,700
R2,000,000 R33,786
R2,500,000 R67,200
R3,000,000 R107,356
R5,000,000 R327,356

Who pays, and when

According to SARS:

  • The buyer pays transfer duty on the property they acquire.
  • It's due within six months of the date of acquisition. For a sale with conditions, the six months run from when the last party signed the agreement. Late payment attracts interest of 10% a year for each completed month.
  • It's paid electronically through eFiling, normally by the conveyancer on your behalf, before transfer can be registered.

Transfer duty or VAT, not both

A property sale attracts either VAT or transfer duty. If the seller is a VAT vendor selling in the course of their business, for example a developer selling a new unit, VAT is included in the price and no transfer duty is payable (SARS). Check the offer to purchase. It should say whether the price includes VAT.

The full cost of buying a home

Transfer duty is only part of what you'll pay upfront. Budget for:

  • Transfer costs: the conveyancer's fees for registering transfer, plus Deeds Office fees
  • Bond registration costs: if you're taking a home loan, a separate attorney registers the bond
  • Deposit: banks may lend less than 100% of the price
  • Monthly repayments: at a prime rate of 10.75%, a R1.8 million bond over 20 years costs about R18,300 a month. Try our bond repayment calculator.

The Reserve Bank raised the repo rate to 7.25% in September 2026 (Moneyweb; SAnews), so get pre-approval before you make an offer.
